Background of the Study
Housing plays a central role in determining the quality of life for individuals, as it affects health, safety, and economic opportunities. In Nigeria, the government has initiated various housing programs aimed at improving living standards, especially in urban areas such as Karu Local Government in Nasarawa State. Programs such as the National Housing Policy, Mass Housing Scheme, and subsidized housing for low-income earners have been introduced to address the housing deficit and provide affordable homes for Nigerians (Ogunyemi & Olorunfemi, 2023). In Karu, a growing population and urbanization have placed significant pressure on housing infrastructure, with many residents facing challenges related to overcrowding, poor living conditions, and inadequate infrastructure. This study will assess the impact of government housing programs on the living standards of residents in Karu Local Government.
1.2 Statement of the Problem
Despite the existence of government housing programs aimed at improving living conditions, many residents of Karu Local Government continue to experience inadequate housing, poor sanitation, and overcrowded living spaces. The implementation of housing programs has often been hindered by factors such as corruption, inefficient resource allocation, and a lack of alignment between policy objectives and local needs (Nuhu & Musa, 2024). This study seeks to investigate how government housing programs have influenced living standards in Karu and identify the barriers to their success.

To assess the impact of government housing programs on the living standards of residents in Karu Local Government.
To identify the challenges faced by residents in accessing affordable housing in Karu.
To propose strategies for improving the implementation of housing programs in Karu Local Government.

1.5 Research Hypotheses
Government housing programs have significantly improved the living standards of residents in Karu Local Government.
High costs and limited availability of housing units are major barriers to accessing government housing in Karu.
Strengthening policy implementation and improving resource allocation can enhance the impact of housing programs in Karu.
1.6 Significance of the Study
This study will contribute to the understanding of how government housing programs affect living standards in urban areas, particularly in rapidly growing regions like Karu. The findings will be useful for policymakers and urban planners in designing housing policies that effectively meet the needs of the population.
1.7 Scope and Limitations of the Study
The study will focus on the impact of government housing programs in Karu Local Government, Nasarawa State. Limitations include the difficulty in obtaining comprehensive data on the long-term effects of housing programs and the limited sample size due to access constraints.
1.8 Operational Definition of Terms
Government Housing Programs: Initiatives by the government to provide affordable housing to citizens, often targeting low-income or underserved populations.
Living Standards: The quality of life of individuals, often measured by factors such as income, housing, health, and access to services.
Affordable Housing: Housing that is reasonably priced, taking into consideration the income levels of the intended beneficiaries.
